Should I Rent to Own or Rent to Buy

Both stategies work in a seller's and a buyer's market  


Generally speaking, with rent to own deals you get upfront nonrefundable  option fees which grants the tenants the option to buy home in the future at a set price and on a set date


The tenant buyer is respnsible for certain damages above a cost threashold and this strategy changes the relationship from landlord/tenant relationship to a buyer/seller relationship (in some states)


Generally speaking,  foreclosures are required to evict an nonpaying tenant (timely & costly) 


Rent to own works very well, when both parties understand the rules


With the rent to buy strategy, you give the residents the oppotunity to make a serious offer (with an earnest money deposit ) to buy the place they call home without any 12 page "rent to own" contracts


This strategy is 100% landlord/tenant friendly and works in all 50 states

Unlike traditional landlords, we want our residents to buy place they call home when the time is right

Real estate investing is a people's business first, without the right people on your team you can easily miss a great oppotuntity


Real estate investing is a number's game secondly, if the numbers don't work (cash flow from day one) the deal will not work 


Search:The first step before walking the property (personally or hiring out) you want to learn about your farming area(where you are buying your homes) first 

Ask yourself, am i in a growing community?


Analyze: Learn how to use deal calculaters, run comps and gather data about the home's present condition - tax # - insurance # - square footage..


Make Offers: Learn which  numbers work best for you - only walk the property when you have the initial offer, in writing with  home inspection contingencies (exit clauses)


Only open escrow, after you walk the property(or hire out) with home inspection contingencies which allow you to inspect the property with a professional and back out, offer counter offers based on the inspection or ask for seller credits


With home inspection contingencies, you are allowed to get your escrow fee back without any delays, be sure to consult your attorney/real estate professional

Manage the Property Manager: All property managers are not created equal

Ask for referrals from local real estate investors, landlords and property owners


Always ask "what if"  questions

What if the residents are late with the lease payments late? How do you handle the situation?

What if  something breaks  How do you  handle the situation?

What if we need to evict a nonpaying tenant? How do you handle the situation?


Ask about the terms and fees of the property management agreements

What if we learn after working together, this is not working out?
